In 2001, a King Soopers that sat on a 6.7-acre retail site in Edgewater, was closed. For the past 18 years this spot on the corner of 20th Ave and Depew St remained nearly vacant until Denver-based LCP Development purchased the land for $5.8 million in September 2018. Currently, there are three buildings situated on this lot, one being the former grocery store with 52,734 square feet. The other two buildings include an 11,412 square foot retail strip (a Mexican restaurant operated in one of the slots) and a 3,484 square foot freestanding building that was occupied by a liquor store. LCP Principal Tim Schlichting spoke of plans to renovate the existing three structures as well as build one new structure.
The site is being rebranded as Edgewater Public Market which will be home to a mix of retailers as well as food and beverage vendors. The former grocery store will soon be known as the food hall containing 12 food vendors, a brewery, a central bar, and common seating areas. The development is about 59% leased with an additional 20% of negotiations underway. Schlichting stated that the company intends on getting a common consumption license for the building to allow patrons the freedom to roam around the building with their drinks in hand. There will also be small retailers occupying this building. Possibly the highlight of the building, a rooftop deck with additional seating to provide patrons with terrific views of the Denver skyline and Sloan’s Lake.
The retail strip will get an added 1,000 square feet during its renovation and will potentially be the new home to a yoga studio, a CrossFit, and a natural foods-type restaurants. The Mexican restaurant that formerly occupied the building is expected to move buildings, but remain on site. While the freestanding building formerly occupied by Depew Liquors, will be taken over by a “donut concept”. Depew Liquors will also relocate, but remain on site. Lastly, the new building will be home to a one big tenant or a couple of tenants.
There are also plans of creating a plaza consisting of a lawn, seating, and a movie screen for outdoor movies. Additionally, there will be 400 parking spots around the site for patrons. Construction is projected to be finished by July or August of 2019.
